March 2018 Market Analysis

Eagle County real estate is off to a good start in 2018.  All first quarter numbers are up year to date: total dollar volume sits at $461,291,511, up 10%, and transactions were up 15%, 433 compared to 375 in 2017.

The month of March numbers are all up as well: total dollar volume was up 16% to $199,715,886, and transactions were up 10%, 168 compared to 153 in 2017.

Beaver Creek had a strong month with 14 sales (the 2nd largest number of transactions in any area) totaling more than $30M in dollar volume.  These Beaver Creek sales averaged $2.1M Lionshead had the highest total dollar volume for March with 11 sales, including 5 sales at The Lion.

The Lion also had the highest priced residential sale in the county for the month of March at $10.5M, which equates to $3,065 per square foot.  This was one of 13 new-unit sales in Eagle County that combined, totaled more than $26M in dollar volume.

We’re also seeing a price point shift in transaction volume.  Historically, the under $500,000 breakdown of sales has seen the most transactions each year.  However, through 2018 first quarter, the breakdown price point category of $500k – $1M had the highest number of transactions.  That price point category had more activity than any other price point with 115 of the 313 transactions year-to-date.
